Urbaneo enters the development market

It builds premium rental housing where people move in with just a suitcase.

A new player is emerging on the Czech market, which wants to change the perception of development and rental housing. The Urbaneo project offers sustainable houses with modern technologies, targeting a clientele that is looking for quality equipped housing. Its philosophy goes against the trend of mass construction, which is designed for quick sales. On the contrary – residential buildings are designed to last for decades with their equipment. The main goals of the ambitious project include flexibility in living with zero worries.

Urbaneo was created as a response to a significant gap in the market, as quality housing with modern technologies is still rather an exception in the Czech Republic. Most development companies aim for mass construction intended for quick sales. However, Urbaneo is taking the opposite path: it wants to build buildings that will last twenty years, with an emphasis on sustainability, quality of life and technological sophistication.

The founder of Notino, Michal Zámec, together with Jan Zeman, is behind the unique concept of rental housing. He has several successful projects behind him, including the Diorit Residence in Komín, Brno, which is unique in its location in a former quarry. “We see huge potential in the area of ​​rental housing, which is still underdeveloped in the Czech Republic. Our model copies the stages of a person’s life. A young person needs a studio apartment after school, a family needs a larger apartment, and in later life people may want to move to something smaller again,” describes Jan Zeman, co-founder of the Urbaneo project.

One of the main added values ​​of the project is flexibility. The client can move between the offered apartments as they wish – depending on their life situation. They move into the apartment with only a bag of personal belongings, they do not have to worry about furniture or appliances. “Few people realize how much time such worries take, especially nowadays, when common electronics only last a few years. All repairs and purchases within the framework of furnishing the apartment are done by us. In terms of monthly rent, it makes a lot of sense, clients can easily save hundreds of thousands,” says Zeman, adding that this new housing concept allows people to change their housing according to current needs, without the complexities associated with sales, real estate commissions and other administration. “This eliminates not only the costs of equipment, but also concerns about extending the lease, SVJ fees or contributions to reconstruction,” confirms Zeman.

Prague’s Karlín and Brno’s Královo Pole

A new developer on the market is currently preparing several development projects in Prague and Brno. In Karlín, he is completing a project called Sovova 3, which combines historical architecture with modern elements and will offer apartments from studios to four-room units. “We renovated a historical, First Republic building and transformed it into a modern residential building, which will offer only fifteen units. Thanks to this, it will provide tenants with plenty of privacy,” describes Michal Zámec. The new apartments are located in a quiet part of one of the most sought-after Prague districts, just a few steps from the Karlín Forum.

The first tenants will be able to move in from October 1 of this year. It also includes above-standard services – the building has an automated Blocks delivery system and a bicycle shed, all included in the rent. The emphasis on quality of living is also placed on the interior: of course, there is recuperation, smart home control, oak parquet floors, blackout curtains and custom-made furniture from Czech manufacturers.

A residential project is being built in Brno’s Králův Pol, which brings modern living to one of the most attractive parts of the city. The location offers a quiet environment with quick access to both the center of Brno and the surrounding countryside. “The standard is heat recovery, ceiling heating and cooling, and intelligent home control; each apartment also has a balcony, terrace, or loggia. A significant advantage of the project is also secured parking through parking stackers,” adds Zeman.

Modern technology and well-being as standard

The developer keeps the management of the building under its own control. Thanks to this, his team can quickly respond to clients’ requests and ensure that they feel at home in the apartments, including high-quality acoustics in all units. “In practice, services in Urbanea apartments are often cheaper than in older developments. People do not have to deal with what to do with their belongings if they decide to stay away from home for a longer period of time or move again,” adds Zeman.

Jan Zeman makes no secret of the fact that all properties are designed with rental purposes in mind from the very beginning. The projects include the use of green roofs, heat pumps and a low carbon footprint. “Our main focus is on the healthiest possible way of living, which also takes into account the quality of sleep and the orientation of the bedrooms. We design the designs the way we would like to live ourselves,” says Zeman. His team collaborates with renowned architects when designing the visuals, and especially the interior design.

But Urbanea’s ambitions do not end with residential projects. In the future, it plans to expand into other segments – gastronomy, hospitality and wellness. “We simply enjoy building, and that is beautiful and sustainable buildings that have an impact and bring value to society. They improve the urban environment, the quality of housing and thus the quality of life. These are principles that we believe in and that we want to support,” says Zeman.
